Frequently Asked Questions
If you’ve done business with us before, you know who we are.
If you haven’t, here are common questions and concerns new customers like you have.
- How much is a roof inspection and estimate?
- You say you serve HOAs. We have specific insurance requirements that you don’t address on the website.
We are aware of HOA specific requirements. Please call us and we’ll go over them.
- I don’t trust contractors.
Who does? No worries. You won’t be the first person to call every single one of our references.
- What if something goes wrong?
Mousa, our superintendent, runs a tight ship. Projects usually go well. If something goes wrong he’ll fix it.
- Your bid wasn’t the lowest. Why?
ACS is competitive, but we don’t cut corners. Make sure you aren’t falling for the old “come in cheap then hit them with change orders” game. We don’t play that way. We prefer to be accurate, clear and transparent. If you have concerns about what you are getting, and why, just ask and we’ll be happy to tell you.
- What job size do you handle?
Our job sizes range from 5,000 to 158,000 sq ft. Check out our sample projects page »
- Why should I feel good about doing business with you?
We’re a family business and the second-largest veteran owned business in the Bay Area. As such, we are guided by Marine leadership principles such as honesty and integrity.
Honesty means we are upfront with what you can expect us to deliver, with no hidden costs.
Integrity means we do what we say we’re going to do. If we promise something, we deliver, even if it hurts.
- What’s your sales style?
We aren’t pushy. We listen to what you want, and make recommendations accordingly.
- What’s your favorite type of roof and why?
Every customer has different needs. They usually try to find the best value, balancing expense and roof durability.
For flat roofs without gravel, we recommend a roof restoration. It costs significantly less than a roof replacement but can extend the life of your roof by 10-20 years.
If you want inexpensive and long-lasting, TPO is the most popular choice. It is a relatively new roof material but has strong material warranties.
If your roof has a lot of chemical exposure, or you are concerned about fire, PVC is proven to be more durable and is self-extinguishing.
- Do you have financing options?
We recommend YGrene, a California state-run program for green roof solutions called PACE.
Property Assessed Clean Energy (PACE) is affordable financing that allows property owners to pay for upgrades that increase energy efficiency and harness renewable energy.
It has no payments for a year or more, and owners can get prequalified in minutes. No minimum credit score is required.
- What caveats should I be aware of on warranties?
In a nutshell, material warranties guarantee that roofs materials won’t fail. They are important, because it shows the confidence the manufacturer has in their product.
The most important warranty is the “workmanship warranty”. It guarantees your roof won’t leak because of installation errors. That is much more likely to happen than material failure.
- What are your preferred brands?
We prefer big names like Carlisle, Astec, Tremco, Firestone and GAF. They’ve been around for a long time, make high quality products and we count on them.
- Do you do construction?
Yes, we have a commercial construction division.
For the sake of clarity, our primary website focuses on roofing and waterproofing.
- Where are your reviews?
Most people don’t trust reviews on a website. It’s too easy to cherry-pick them. Besides, if you are like most savvy buyers, you look at the bad reviews on Amazon to find out who you are really dealing with.
Still, the reviews we have posted on the site have the most substantial and relevant information and are indicative of the quality of work you can expect from us.
- Are you on LinkedIn?
Yes. Please check us out here »
