Some roofs have gone past the point restoration can address, and that’s where Allied Construction Services steps in with commercial roof replacement across the Bay Area and Northern California. If your building already has two roofing systems layered on it, a third restoration isn’t an option, the deck has to be exposed and rebuilt from there.
ACS performs both tear-off replacement and overlay, and which one fits your roof depends on what’s already there. If a single roofing system has failed past the point restoration can address but the deck underneath is still sound, an overlay lets ACS install new roofing directly over the existing layer instead of stripping everything down. Building code requires two layers of insulation on any overlay over conditioned space, which adds cost to the project but keeps it compliant.
Commercial roof replacement isn’t a one-size-fits-all answer, and ACS treats tear-off, overlay, and specialty projects as genuinely different scopes.

Timeline depends heavily on which approach your roof needs. A restoration project moves roughly twice as fast as a comparable tear-off and replacement, which is part of why ACS always checks whether restoration is viable before recommending a full commercial roof replacement. Once replacement is confirmed as the right call, ACS handles it under the same commercial roofing relationship, with a clear timeline based on the condition of your building, and we can set up ongoing roof maintenance once the new system is in place.
